Insulation vs. Air Sealing

Understand insulation versus air sealing and compare their purposes, assessment questions, preparation, coverage, and role in home comfort.

Call (720) 222-4706 ↗

Insulation and air sealing address different ways a building gains or loses heat. Insulation slows heat flow through an assembly; air sealing addresses unwanted air movement through gaps and openings. A proposal may involve both, but it should identify the condition and work behind each term instead of treating them as interchangeable upgrades.

Understand the distinction before comparing quotes

The Department of Energy's air-sealing guide explains air leakage and the role of sealing. Insulation has a separate purpose, even when both tasks are coordinated. Adding material without discussing relevant leakage or other conditions may leave important questions unanswered.

For insulation inquiries, start with Coolerado's insulation installation page. Describe the concern, such as uneven comfort or a known area lacking coverage, rather than deciding the product before the space is assessed.

The table describes categories, not a prescription for your attic or wall. The actual project needs to account for the building assembly, moisture conditions, equipment, and applicable requirements.

We offer different cleaning levels because every system starts in a different condition. The work should match what is actually there.

Ask what the assessment found

Request an explanation of the existing condition and the proposed improvement. If the concern is one uncomfortable room, the cause may involve more than insulation. The uneven-temperature guide helps organize observations for a broader assessment.

If moisture, damaged material, or another condition is identified, ask how it affects the work sequence. Do not assume covering an existing problem with insulation resolves it. The provider should explain what needs attention before the proposed installation and which tasks fall outside the quote.

Plan the project in a clear sequence

  1. Describe the comfort or building concern and recent changes.
  2. Assess the existing insulation and relevant enclosure conditions.
  3. Identify any preliminary corrections or further investigation.
  4. Review insulation and air-sealing tasks as separate scope items.
  5. Confirm access, materials, coverage, and project responsibilities.
  6. Keep the completed scope and any remaining recommendations.

Ask who handles related work and how the final arrangement accounts for the actual building. Air sealing should not mean indiscriminately closing intentional openings or ignoring combustion and ventilation considerations. Those questions belong in the professional assessment.

Compare proposals by coverage

  • Which areas will be treated, and which remain outside the scope?
  • What existing material will remain or be removed?
  • What preparation is included?
  • How are inaccessible areas handled?
  • What completion information will be supplied?

The attic preparation guide addresses access and coordination. It does not direct homeowners to enter unsafe or unfamiliar attic spaces.

Example: a quote for more material only

A homeowner receives a proposal to add insulation but also reports drafts. Asking whether air leakage has been assessed helps clarify whether the quote addresses the whole concern or only one part. That does not prove air sealing is required everywhere; it identifies a question the estimate should resolve.

Fair pricing starts with a clear scope. You should know what is included and what the job will cost before you agree to the work.
